I agree with the others that a relaxing space where you can kick back and shut the door on the world is essential and even better if you can share it with a special someone. I agree with much of what you've said--sofa, space for clothes, but living without certain luxuries for the last year, I realize I also 'need' them to be happy--dishwasher and a laundry on site. I adore cityscapes. I move around a bit and my essentials are constantly evolving.
